The applicant proposes a new mixed-use with residential over commercial: A 54-unit 6 story building with 1st floor parking and 1\,249.8 SF commercial over one level of subterranean parking. Project provides (6) low-income apartments. Density bonus case requesting (3) off menu incentives:\n\n\n\n\nAdditional height from 30 feet to 76’3″ feet\, a 154.5% increase.\nIncrease in FAR from 1:1 to 4.69 :1\, a 369% increase.\nReduction of LAMC required parking from 89 spaces to 37 spaces and also two waivers:\n\nwaiver of transitional height via Specific Plan Sec. 7 (E) (1) (f) to exceed 30 feet without setback and waiver of Specific Plan lot coverage Sec.7B(2) from 60% to 88%.
